How to Stage Your Home Yourself on a Budget


I’m going to share with you five ways

it yourself on a budget. Here are five ways that you can stage your home
yourself. #1 – Get rid of all of the clutter,
and that includes furniture. So take down everything that’s on the front of your
refrigerator, put all of your knick-knacky stuff away, clean up your desk, clean
up the counters, take all of the appliances off the kitchen counters… I
know it’s a pain. Nobody lives this way but guess what? The way you live when
your house is for sale is not the way you live when you live there. Also make
sure that there are clear traffic patterns through the rooms. If you have
so much furniture in your living room that people can’t figure out how to get
to the French doors to go outside, that’s a problem. So try to get rid of as much
furniture as you can. Roll up the rugs if they’re covering those gorgeous hardwood floors and make the room look as bright and open as possible.
#2 – Clean like a crazy person. This goes without saying but I can’t
stand it when I see pictures online and you can SEE how dirty the house is. If
you have a photographer coming to take pictures clean your house before they
come. Rent a pressure washer from the local Home Depot or Lowe’s, pressure wash the outside of your house. It goes a long way, especially if you have any of that
algae and mildew growth on the outside of your house from being in the shade
too much. Tip # 3 – Light it up. Make sure you don’t have any burned-out
light bulbs. Hopefully they’re not in the ceiling fan that’s 30 feet up in the air
but if so, see if you can borrow a ladder and get those changed out. Have extra
lighting in each room if possible. We don’t want the rooms to look dark and
then when buyers come to see the house make sure all those lights are turned on.
#4 – Highlight the best features of your house. So if you have a gorgeous
fireplace arrange the furniture so that the fireplace is the focal point, not the
television. If you have a stunning in-ground pool arrange your patio
furniture make it look like a spa or a high-end hotel. If you have glass-front
cabinets in your kitchen make sure that your prettiest dishes and vases and
pitchers are in those glass-front cabinets. So whatever the best features
of your house are, make sure that you’re drawing attention to those features. And
#5 – Pick up really inexpensive home decor items at places like Hobby
Lobby, Kirkland’s, Home Goods, TJ Maxx, even yard sales. Get things such as vases,
bowls that you can fill with… I don’t even know what to call them. They’re not
they’re not potpourri because they don’t smell, they’re just things that fill the
bowl. Wrought iron decor, statues, things that you can put in the shelves, bookends.
I love to go to Goodwill and buy books that are all the same color scheme as my
room that I’m decorating. So I don’t even care what the book is but if it has an
orange spine and I have orange in my room then I will stack those books on
the bookshelf so that they’re color-coordinated. And how much is a book at Goodwill, 75 cents? It costs nothing. Make sure you choose decor items that
are modern, contemporary, they don’t look outdated, they’re not lacy doilies, overly
frilly… things that today’s young, modern buyer would appreciate. If you
don’t know what to do look on Pinterest. You can get a million ideas by going on
Pinterest and just typing in something like “decorate your living room shelves.”

  2. Great tips. Always found kerb appeal is critical, so make an effort to clean the pathway, cut the grass, tidy up the bushes and borders etc. and clean the windows.

  3. Wow. loved these tips. I might use these tips for my existing home, even though I'm not selling my house.

  4. I recommend a professional pressure washing company to wash your home. Reason being they can also remove the black mold off the roof as well as the siding and sidewalks. Without damaging your home.
